Our static caravan site fees cover all park maintenance, landscaping, security and use of park facilities. We're always really up-front about all ongoing running costs right from the start, that way you'll know exactly where you stand before you sign on the dotted line.

Annual site fees
When you buy with us, you’ll be the proud owner of the holiday home itself, but not the land. Your annual fees cover your right to occupy a pitch, as long as you stick to our park rules.
Site fees vary by park and pitch location and are subject to pitch availability and suitability for your chosen caravan. They're payable before the start of every season in March and if you join us from June, the fee will be reduced based on the amount of the season left.
We're fair and always do the right thing by our amazing owners – such as crediting their site fees during the past lockdown period when they were unable to use their holiday homes.

Offset site fees by letting your holiday home

Running costs
As well as your site fees, you'll need to consider annual running costs on top of the cost of your holiday home. These include heating and lighting your holiday home, insurance, water and non-domestic business rates. These change from year to year and obviously some are dependent on how much you use your holiday home, but these should hopefully give you a clear guide as to what to expect.

Site fees cover all of the important things that keep your dream park ship-shape. This includes on-site security, park maintenance, landscaping, rubbish collection and mowing the lawns.

When you’re planning to buy a holiday home, there are a few extra costs to be considered such as annual site fees, non-domestic rates, water, gas, electricity, safety tests, insurance and alarm maintenance.
These start from £5,627 and can change from year to year.
It’s also worth keeping in mind any extras you might fancy such as getting your holiday home prepared for winter.
You'll need to buy a TV Licence for your static caravan if anyone, at the same time, is watching or recording live TV on any channel or watching or downloading BBC programmes on BBC iPlayer at your main licensed address (your home address).
As the holiday home isn't being used as your sole dwelling (this is known as a residential holiday home), you won't be liable to pay council tax on it.
Any money that you earn through letting you can put towards your annual running costs.
The amount you earn will depend on your grade of accommodation, date, duration and holiday park.
Because of this, each park has a letting guide you'll be given when you pop in for a park visit which includes lots of information and FAQs to help you understand letting with us.
